The real work happens before then: assessing the existing installation, designing suitable protection and making sure every part can be safely tested. Electrical installation is not simply about getting power to a socket, light or machine. It must account for how a property is used, the condition of its wiring, future demand and the risk of electric shock or fire. On coastal properties, age, damp conditions and corrosion can add further considerations, particularly in garages, outbuildings and external areas.

Electrical Installation Guide: Start With the Property

The first question is not which fitting you would like. It is whether the existing electrical system is capable of supporting it safely. A qualified electrician should inspect the consumer unit, earthing and bonding arrangements, circuit condition and the visible condition of cables and accessories before proposing significant work.

Older homes and commercial premises can contain wiring installed to standards that have changed considerably over the years. This does not automatically mean the installation is unsafe, but it does mean assumptions should not be made. Deteriorating cable insulation, overloaded circuits, missing RCD protection and unsuitable fuse boards are all issues that can affect the scope of an installation.

For a domestic project, this assessment may be part of a quotation for a kitchen alteration, extension, electric shower, garden supply or electric vehicle charger. In a business or industrial setting, it may include the load required by equipment, emergency lighting, fire alarm interfaces, three-phase supplies and the need to keep operations running while work is completed.

Plan the Design Before Any Cables Are Installed

A safe installation is designed around the intended use of the building. In a house, that means considering where appliances will be used, whether there are enough socket outlets and how lighting will be controlled. A lack of sockets often leads to extension leads and adaptors being used as a permanent solution, increasing the chance of overloading or damaged leads.

For landlords, planning also needs to take account of tenant safety and the practical need for clear circuit labelling. A board that is difficult to identify or isolate during a fault can create unnecessary risk and delay repairs. For commercial premises, a design should consider staff access, customer areas, escape routes, equipment downtime and whether future alterations are likely.

Circuit protection is central to the design. Modern consumer units commonly use RCDs, RCBOs and surge protection devices where appropriate. These devices are not interchangeable upgrades chosen on appearance or price alone. The right arrangement depends on the existing supply, earthing system, circuit layout and the consequences of a fault. For example, separating circuits sensibly can reduce the chance that a fault leaves an entire property without lighting or power.

Location matters too. Electrical equipment in bathrooms, kitchens, plant rooms and outside spaces must be selected and installed for the environment. Water, heat, dust and physical damage all influence the type of accessory, enclosure and cable protection required.

Choosing the Right Scope of Work

There is often more than one sensible route to take. A partial rewire may be suitable where a clearly defined area is being refurbished and the remaining installation is in sound condition. A full rewire may be the safer long-term choice when wiring is aged, damaged, poorly altered or unable to meet modern needs.

The cheapest option is not always the most economical. Reusing an unsuitable consumer unit or adding circuits to an already crowded installation can create repeated disruption later. Equally, a complete rewire is not automatically necessary because a property is old. The decision should follow inspection, testing and a clear explanation of the findings.

For commercial and industrial work, phased installation can sometimes limit disruption. This needs careful planning so temporary supplies, isolation procedures and safe working areas are properly managed. Rushing work around staff, customers or production machinery without a clear method can introduce risks that are avoidable.

Installation Work Must Protect the Building and Its Users

During installation, cables should be routed in recognised safe zones or given suitable mechanical protection. This reduces the likelihood of someone drilling, nailing or fixing into a concealed cable at a later date. Cables also need appropriate support, particularly where fire safety is a concern, so they do not collapse in an emergency.

Connections must be secure, accessible where required and enclosed in suitable accessories or junction boxes. Loose terminations generate heat and are a common cause of electrical faults. Work behind plasterboard, under floors or above ceilings should never be treated as less important simply because it will not be visible once the job is complete.

A competent electrician will also manage isolation properly. Circuits should be proved dead before work starts, and live electrical work should not be the normal approach for routine installation tasks. Where a property must remain partly operational, such as a trading premises or occupied block, the safe sequence of isolations should be agreed in advance.

Homeowners can help by discussing finishes early. The position of sockets, light fittings, switches and data points is far easier to alter before walls are made good. It is also worth identifying high-load appliances at the start, including induction hobs, ovens, showers, heat pumps and EV chargers. These can affect cable sizes, circuit arrangements and the capacity of the incoming supply.

Testing Is Not an Optional Final Step

An installation is only complete once it has been inspected, tested and confirmed as safe for service. Testing checks the integrity of protective conductors, insulation resistance, polarity, earth fault loop impedance and the operation of protective devices. These results show whether the installation should disconnect quickly enough if a fault occurs.

Visual checks are equally valuable. The electrician should confirm that equipment is undamaged, labels are present, enclosures are secure and no obvious hazards have been left behind. For larger projects, verification may need to take place at stages rather than only at the end, especially where cables will become inaccessible.

The paperwork depends on the work carried out. New circuits and significant alterations generally require an Electrical Installation Certificate. Smaller additions or modifications may be recorded on a Minor Electrical Installation Works Certificate. Where applicable, notification under Building Regulations should also be handled correctly. Keep certificates with your property records, alongside any previous EICRs and fire alarm documentation.

Certification is not merely paperwork for a folder. It provides a record of what has been installed, who completed the work, the test results obtained and any limitations identified. This can be useful for future maintenance, property sales, insurance queries and landlord compliance.

Common Warning Signs Before You Install Anything New

If lights flicker when appliances are used, breakers trip repeatedly, sockets feel warm, there is a burning smell, or you receive shocks or tingles from metalwork, stop using the affected circuit and arrange urgent professional attention. Do not keep resetting a protective device without finding out why it operated.

Other concerns are less dramatic but still deserve investigation. These include outdated fuse boards, broken accessories, exposed cable, signs of moisture around electrical equipment and extensions used permanently in place of fixed sockets. In commercial buildings, damaged leads, overloaded adaptors and poor labelling can create risks for staff as well as the business.

Where there is immediate danger, such as smoke, sparking or fire, leave the area if it is safe to do so, call the emergency services and do not attempt repairs yourself. Electrical faults can develop quickly, particularly when heat or water is involved.
